  • Streetscape New Building- some schema is required with better repect for the profile of the existing circa buildings either by 'blanding-out' of the new structure or creating a more sympathetic roof line

  • Excavation and Drainage- some schema is required for clearage of under building moisture

  • Room configuration is unworkable 1.9 x 4m is a bit silly

  • Rubbish removal and proximity to the kitchen needs to be better thought out

  • Area in the basement for generator (backup for the datacenter)

  • car parking -
    The existing driveway between 213 and 215 will be converted to bike racks and pathway. Halfway down the drive, (at the drain level) the ground will be excavated to the level of the steps - then excavated to the back of the blocks.

    Possibly a new driveway incl automatic door with keypad on the far side of 217 will lead BELOW Vulture st ground level of the new constuction and cars will be able to park right under 215 as well as 217 and be big enough for cars to turn around. To achieve this there may be a little excavation required under 215 and maybe some stumps replaced with iron c-channel or i-beams


  • Kitchen Recreation Areas and Small Office
    Prefered Location is the front of 217 at ground level in an atruim style indoor /outdoor arrangement on the 215 side - seating should be bar style (eg stools and fixed wall bars) with TV on the wall and room for vending machines. An example might be Gambaros indoor outdoor area in Caxton st)


  • New Fence and Security
    A new fence fronting all properties will need to be constructed in the same era style but with concrete base and capped posts with dipped palings on top to conserve the same look.

    A Iron Front Gate with arch over the top, with security keypad will occlude the existing driveway between 213 and 215.
